To Whom it may concern.
The following statement is made by myself Harvey Ray of the above address.
I have known Mr Roger Hills for over 20 years and Mr Hills is now disabled and of poor health and therefore, I assisted him and help him with any computer work as he is not computer literate.
Mr Hills is a retired pensioner and do to his disability cannot travel long distances.
Therefore, I have agreed to travel every four to six weeks to Blackpool and inspect his property at 16 Haddon Road, Bispham, Blackpool FY2 9AH.
I travelled up to Blackpool in January 2016 when Mr Hills rented his house out to Miss Sandra Jane Buchanan on a six month short term rental agreement.
I agreed to meet Miss Buchanan, get her to sign the rental agreements and had over a set of the house keys to her for her tenancy.
When I handed the keys over to Miss Buchanan I made sure that all the electric and lights, hot water, electric shower and heating was working correctly and safety,
I showed her the back garden and explained that the garden must be kept tidy and it is her reasonable to do so during her tenancy as stated in the agreement.
I also showed her the two out houses and the electric that supplied to the out houses through a heavy-duty cable from the main house.
There was no damage or burning to the property and there were no lose wires handing anywhere in the property at all.
I also plugged in a de-humidifier the day before I handed the keys to Miss Buchanan.
The de-humidifier was supplied by Mr Hills and it was put in the house in order to take away the damp from the adjoining wall to the next property in the sitting from.
The property next door had been empty for some time and had just been sold.
The new owners of the property had a complete full professional damp course done on their property as the damp was from their property and seeping through the wall into Mr Hills property.
In approximately April this problem was totally solved and irradiated by the damp course treatment done by the new owners at number 18 Haddon road which is the adjoining semi-detached property to Mr Hills.
Therefore, there was no mould in the property what’s- so- ever.
Before the property was rented to Miss Buchanan it was totally cleaned throughout and was handed to her in a clean state and she was fully scarified with the property when she moved in and had no complaints whatsoever at the time until the end of her tenancy which she now claims about mould, damp and dirt which is totally untrue.
I hereby state that the above statement is correct and true.
