We are providing Ehrlich Pest Control Service to FV-3 Homeowners.
The process is as follows: 1. Only homeowners can make the request for service. Tenants must make all requests through their homeowners /realtors. 2. Service is available only on Wednesdays of each week beginning August 2016. 3. Each Wednesday, two slots will be available. So, make your request as early as possible before the desired Wednesday. 4. Submit all requests by email ONLY. An email is needed to confirm your appointments. 5. Email requests to: fairfaxvillage3dc @ gmail.com. Must include: A.) homeowner's full name, property address, current mailing address, if you don't live in FV-3. We need your contact number and your email as it appears with EJF records. B.) If this request is for your tenant, please provide your tenant's - Name - Contact number 6. Remember there are limited weekly appointments. We can schedule as much as 30 days in advance. 7. Service requests must be emailed no later than Thursday at 5:00 pm. Please list two preferred Wednesday dates. 8. You will receive a schedule confirmation within 48 - 72 hours by email. 9. If you must cancel, please do so, within 48 hours so another person can be scheduled. 10.) After the second cancellation or not-at--home report when exterminators come, a fee may be assessed and added to your monthly condo fee.

What is a Fairfax Village Three Condominium Association Emergency?
Emergency is an event that has caused major damage to the Fairfax Village Three Condominium Association (FV-3) Property and/or is causing damage to the Fairfax Village Three Condominium Association (FV-3) property and requires immediate attention otherwise major damage to the Fairfax Village Three Condominium Association (FV-3) Property will occur and/or for a condition related to the property that is life threatening.
Listed below are situations that require after hour Maintenance Staff to visit the property to make the necessary repair after regular business hours. These situations must be dealt with at the time of the call from the homeowner.
If the On Call Staff is not able to make the requested repair, then it is the on call maintenance staff responsibility to contact the appropriate contractor to make the repair at the time of the request from the homeowner. If it is the homeowner responsibility the cost will be charged to the homeowner condominium management fee within 45 days.
Clogged sewer line: if there is no other usable bathroom in the property

Fire Systems: Smoke alarm continuously sounding callFire Department
Broken Lock/Broken Window that is easily accessible (i.e. first floor) allowing for potential break-in/burglary.

In accordance with the Fairfax Village Condominium Bylaws and Leasing Information, window air conditioning units are not permitted. Any violation of this, HOMEOWNERS will be assessed a daily fee each day. After being notified.
Concerning indoor or outdoor replacements:
If you need to replace /repair your indoor unit or outside air conditioning unit. YOUR HVAC Company/ Contractor must be licensed and bonded.You are liable for any work done to your place or in the common area.

Conditions for Homeowner Plantings
All plantings, except annuals, require the advance approval of the executive Board.
Attention Fairfax Village III Condominium Executive Board
2. All plantings are subject to review by Fairfax Village III Association Board of Directors (FV-3 BOD). The Association has the right to require a homeowner to remove plantings at any time upon written notification. The homeowner shall be responsible for restoring the landscaping to its original condition.
3. The homeowner shall be responsible for maintaining his/her own plantings, including; but not limited to flower beds, at all times.
4. Once planted by the homeowner, the plantings become the property of the Fairfax Village III Condominium Association and may not be moved. The homeowner shall be responsible for either replacing dead plantings or restoring the landscaping to its original condition.
B. Guidelines for Unit Owner Plantings
1. Foundation plantings in the front and side of any unit shall not protrude more than four feet from the foundation. Borders for flowerbeds must be in earth tones.
2. Flowerboxes, planters and hanging baskets are prohibited. They create a hazard and will increase our rate of insurance.
Dogs are permitted:
A comfort animal, and many people have different names for animals that aid in the medical treatment of humans. Whatever their name, their purpose is simple: to improve the mental or physical health of a patient.The statute is pretty clear that the animal has to be specially trained.
FV-3 may ask for medical documentation of an owner's illness so that you can
make a fair determination of the need for a comfort animal.
FV-3 Board of Directors may request documentation.
A service dog is a type of assistance dog specifically trained to help people who have disabilities, such as visual impairment, hearing impairments, mental illnesses.
Dogs under 30 pounds and cats must be maintained. They cannot be a nuisance or annoyance to surrounding common areas or each village and are kept in compliance with the licenses and inoculation ordinances of the District of Columbia.
B.Homeowner, their guests and all other persons who are owners and/or custodians of a cat or dog or other pet shall not allow such pet to run at large on the Common Area. A pet shall be deemed to run at large while roaming, running or self-hunting in the Common Area of Fairfax Village
C. Pets must, at all times, be accompanied and under the full control of their owners in any portion of the common areas or limited common areas.
D. Dogs must be leashed at all times.
E. Animals must be curbed away from Association property; owners must not allow pets to relieve themselves on Association property. However, in the event that an animal accidentally defecates on Fairfax Village III Association property, the pet owner shall immediately clean up after it.
F. Homeowners shall be responsible for all damages to Fairfax Village III Association property caused by their pets, children, tenants, or guests own.
Management / Condo Fee
It’s your Obligation, Not a Choice!
When an owner doesn’t pay his or her condo fee, the entire community suffers.
Your monthly condo fee pays for water and sewer, electricity in the common areas, ongoing and emergency repairs, snow removal, lawn care, maintenance, on-site management, and more.
When an owner doesn’t pay, the condo fees of other Fairfax Village Three(FV3) owners go to paying for legal fees in an attempt to collect. Less revenue for that month and more expenses generated by trying to collect that missing revenue creates a financially unstable situation.
Owners who are in good standing have difficulty selling their units because banks won’t finance buyers of condos within high delinquency communities. Fairfax Village Three has a serious problem stemming from delinquencies of many months and even many years.
We are a Board, of course, not a bank. A bank has armies of clerks on hand to pounce on a missed payment. A lack of resources have contributed to today’s crisis, but FV3 can and must take action to ensure the viability of our community for years to come.
We hope that all delinquent owners will respond immediately and fully. If not, legal action will need to be taken to place a lien and ultimately to foreclose—something no one wishes to do within a community of friends and neighbors.
But neither does anyone wish to allow an untenable financial situation to worsen and the quality of life in FV3 to deteriorate. The Board with fiduciary responsibility for Fairfax Village Three, will take steps to address each historical and ongoing case of delinquency. No owner will be allowed to continue to neglect his or her financial obligations to the community. If an owner is 45 days delinquent, legal action will be taken, immediatley. Fairfax Village III needs your help!
Fairfax Village (FV3) owners please attend the next meeting in person to sign a proxy form allowing another owner to vote on your behalf. You may also email your proxy in to EJF/ email@example.com. DC law requires a quorum (the minimal number who must be present for valid transaction of business) and FV3 bylaws as well require a quorum. The meeting is that FV-3 BOD can represent us in obtaining services, contracting vendors, and conduct other business that will keep our community in working order and on the path to ﬁnancial stability. If you are as an owner who cannot attend, you must sign and return the proxy so that you will still have an input in the meeting date draws closer.
