Rent to Own Lease Agreement
This Month-To-Month Agree ( this "Agreement") is made this 22 day of November, 2016 by and between Marla Davis and Francine Davis located at Po. Box 722, Belcourt, ND, 58316 ("Landlord") and Dennis Davis, is located at po box ,Belcourt, ND, 58316 ("Tenant"). Each Tenant is jointly and severally liable to Landlord for payment of rent and performance in accordance with all other terms of this Agreement.
Premises. The premises rented is a trailer house with 2 bedroom(s) and 1 bathroom(s) located at 709 Victoria BLVD N.E. Belcourt ND. 58316 (the "Premises")
Agreement to Rent. Landlord agrees to lease to Tenant and Tenant agrees to rent to own from Landlord, the Premises according to the terms and conditions in this Agreement.
Term. This rental with begin on November 22, 2016 and will continue month-to-month until trailer is paid in full $6500.00 USD. This Agreement by providing the other party with proper written notice of such intention to terminate (the "Term").
Rent. Tenant with pay Landlord a weekly rent of $127.50 USD. The rent is payable in advance and due on every Tuesday of each week during the term. The rent will be paid to the Landlord and the Landlord's address stated above (or at another address as directed by Landlord) by mail or in per and accepted via: cash, as one of the methods of payment.
Additional Rent. There may be instances under this Agreement where Tenant may be required to pay additional charges to Landlord. All such charges are considered additional rent under this Agreement and will be paid with the next regularly scheduled rent payment. If Tenant does not pay rent within 7 days after the due date, Tenant will pay a late charge in the amount of 12% of the weekly rent and such charge will be paid as additional rent. Landlord has the same rights and Tenant has the same obligations with respect to additional rent as they do with rent.
Use of Premises. The Premises will be occupied only by the tenant and his/her/their immediate family and use only for residential purposes. NO DRUGS AND ALCOHOL AND PARTIES ALLOWED, minimum traffic
Utilities. Tenant is responsible for payment of all utility and other services for the Premises including: electric, gas, telephone, cable, water, sewage.
Maintenance and Repairs. Tenant will keep the Premises, including the grouds and all appliances, fixures, and furnishings, in clean, sanitary and good condition and repair.
Compliance. Tenant agrees to promptly comply with all laws, ordinances, requirements and regulation of the federal, state, county, municipal and other authorities.
Alterations. Tenant will not make any alteration, addition to the Premises without Landlord's written consent. Until trailer is paid in full.
Right of Entry. Landlord or it's agents may enter the Premises at reasonable times to inspect the Premises.
Default and Remedies. Landlord may terminate this Agreement by giving a thirty (30) day written notice to Tenant. *Failure to pay rent* Landlord can terminate this Agreement if rent is late.
Quiet Enjoyment. If Tenant pays the Rent and performs all other obligations under this Agreement, Tenant may peaceably and quietly hold and enjoy the Premises during the term.
Entire Agreement. This Agreement constitutes the entire agreement between Landlord and Tenant and supersedes all prior understandings of Landlord and Tenant, including and prior representation, statement, condition.
Amendments. This Agreement may be amended or modified only by a written agreement signed by both Landlord and Tenant.
