Alora in Sunset Ridge 2016-10-19 Edition 1 Volume 5
Miscellaneous Some of the Board members did a walkabout to survey both the outside and inside of all three buildings. This revealed a number of minor deficiencies which will be addressed in due course. Also, some bylaw infractions were noted. At this time, we thought we would make owners/tenants aware of the most common violations rather than issues warning notices. The following are in reference to Bylaw section 62. We continue to receive complaints about the smell of cigarettes and marijuana in the common areas, including the parkades and stairwells. Smoking is only allowed outside or within your unit. With the new security system being installed soon, perpetrators will be more readily identified.

By now everyone should have received their agenda package for the upcoming Annual General Meeting. If not, please contact Nathalie at
mailto:firstname.lastname@example.org@acms.ca. We hope to see a great turnout at this important meeting. However, if for some reason you ae not able to attend, you have the option of appointing a trusted neighbor or friend to vote on your behalf. A proxy form is included in your package. If you wish, you may also give your proxy to one of the Board members.
This is your opportunity to be involved in your community; gather new information, ask questions, meet some of your neighbors and, most importantly, elect a new board. Please mark your calendars and save the date to attend the AGM on October 26th, 7:00 pm, at the Cochrane RancheHouse, Hall of Vision, 101 Ranche House Road. Refreshments will be served.

One of the most common mistakes is leaving items outside of underground parking storage cages. In accordance with the Alberta Fire Code, stalls are only to be used for standard passenger vehicles, bicycles and motorcycles. We have seen the following items left outside of storage cages: paint cans, strollers, tires, tool boxes, cardboards boxes and bags, bike racks, water jugs, grocery carts, wood and cardboard on floor of parking spot.
On a similar note, many unsanctioned things have been seen on balconies and patios, such as, bikes, mesh or netting, toys, pictures, screens, blue bins, shelves, coolers, exercise equipment, patio bins, cages, shovels, flags and tarps. Only patio furniture and plants are allowed.
Another ongoing concern is excessive noise emanating from the gym to surrounding units. Please be considerate of your neighbors by using headphones and being conscious of how sound travels when using weights.
In closing, the Board wishes to express their thanks and appreciation for putting your trust and faith in us. It has been a challenging year, but we have accomplished a great deal. It has been an honor and a privilege to represent our community. We hope to see you all at the AGM!
